Category weights
The five comparison categories and what each one measures.
| Category | What it measures |
|---|---|
| Price & value | Asking price relative to what the property offers on the facts available. |
| Location | Borough or municipality context: access, amenities, typical demand patterns. |
| Condition | Apparent physical state, from age, described features and any inspection data you supplied. |
| Investment potential | Equity potential, carrying costs and resale characteristics. |
| Risk profile | Identified risk factors. In a comparison this category is scored so that fewer identified risks scores HIGHER, keeping every category pointing the same direction. |
