Offer analysis
How the suggested offer range and maximum price are derived.
Offer analysis takes the property record, the offer amount you are considering, any comparable sales you paste in, your stated concerns, and a summary of the property's prior MARA analyses. From those it produces a suggested offer range, a conservative and an aggressive figure, a maximum price, and negotiation arguments.
How to read the numbers
- Suggested offer range — where MARA thinks a reasonable offer sits on the facts available.
- Maximum price — above this, MARA's reasoning no longer supports the purchase on the stated criteria. It is not a limit on what the property is worth to you.
- Estimated total acquisition cost — purchase price plus estimated closing costs, including Quebec welcome tax and notary fees.
Important
Comparable sales are only as good as what you paste in. MARA does not pull comparables from any database.
