The MARA Investment Score is a relative analytical score designed to help compare properties on investment-related characteristics. It is not a prediction of profit or return, and it is not investment advice.
Factors that influence it
- Asking price relative to the property characteristics MARA was given
- Estimated renovation requirement and estimated immediate repairs
- Estimated resale value and the resulting potential equity
- Carrying costs on record: municipal taxes, school taxes and condo fees
- Estimated closing costs, including Quebec welcome tax (droit de mutation) and notary fees
- Property characteristics: type, size, age, borough
- In a comparison, the weights you selected
Not included
MARA does not model financing terms, interest rates, rental vacancy data, or your personal tax situation. No rent roll, cap-rate feed or historical price series is used.
