Property Score
MARA's overall 0–100 assessment of a single property.
The Property Score is produced by the AI analysis layer when you run a property analysis. It is a holistic read of the property using only the facts stored on the property record.
Inputs the analysis actually receives
- Address and target area / borough
- Property type and tracking status
- Asking price
- Bedrooms, bathrooms, living area and lot size
- Year built
- Condo fees (monthly) and municipal taxes (annual)
- School information, other listing information and your own buyer notes
- The listing URL you provided
What the analysis does NOT receive
MARA does not connect to MLS, Centris, the municipal assessment roll, or any live comparable-sales database. If you have not entered a fact, MARA does not know it, and the analysis will say so and lower its confidence.
Every analysis returns an explicit list of assumptions and unknowns alongside the score. Read them: they tell you exactly what the score was blind to.
