Glossary
Terms used across MARA and in Quebec real estate.
- MARA Property Score
- Overall 0–100 assessment of a property under MARA's standard property-analysis methodology.
- Investment Score
- 0–100 assessment of investment-related characteristics only. Not a return forecast.
- Risk Score
- 0–100 assessment of identified risk. Higher means more risk.
- User-Weighted Score
- 0–100 ranking score calculated from category scores and the weights you selected.
- Contribution
- The number of points a single category added to a weighted score: category score × effective weight.
- Active category
- A comparison category with a weight above 0%. Only active categories affect the ranking.
- Normalization
- Rescaling your weights so they sum to 100% of the selected weight, keeping the final score on a 0–100 scale.
- Welcome tax (droit de mutation)
- Quebec's land transfer duty, payable by the buyer after closing. MARA includes an estimate of it in closing costs.
- Plex
- Montreal duplex, triplex or larger small-scale multi-unit building — a distinct segment of the local market.
- Pyrite / pyrrhotite
- Minerals in backfill or concrete that can cause swelling and structural damage. A known Quebec risk factor.
- Copropriété
- Quebec condominium ownership. Condo fees and contingency-fund adequacy are key analysis inputs.
- Degraded analysis
- An analysis that only succeeded after MARA retried the AI request. The result is usable but worth double-checking.
- Credits
- MARA's usage unit. Each AI operation costs credits. Failed operations are refunded automatically.
